While Walz Capital does not actively pursue asset classes outside of Multi-Family and NNN Medical Office, we do have expertise in underwriting and investing in all asset classes. For these opportunities, however, we do have a much more stringent criteria given that these opportunities will only be considered for our Generational Wealth Protection portion of our portfolio. 

Geographic Requirement​
  • Top 50 Markets of the United States

Lease and Property Requirement
  • Size: $1MM to $20MM
  • Capitalization Rate: >6%
  • Investment Grade Tenants (Asset Class Agnostic)
  • Single- or Two-Tenant Properties
  • 100% Occupancy on NNN Lease(s)
  • Minimum of 10 years remaining on lease term
  • Rent growth present during initial term (preferred)
