Multi-Family Criteria

Geographic Requirement
  • Chicago MSA (preferred)
  • ​Northern Indiana (preferred)
  • Top 50 Markets of the United States

Value-Add & Mixed-Use Requirements
  • Size: $100,000 to $5MM
  • Capitalization Rate: >7.25%
  • Unit Count: 3+ units (preferably 5+ units)​
  • If applicable, Commercial Component Lease Type: Short-Term Gross or Modified Gross Leases & Triple Net
  • Occupancy Requirement: 75% occupancy for properties 5 units or less, 60% occupancy for properties with 6+ units
  • Building Condition: Light to medium upgrades necessary with limited to no structural and/or CapEx repairs required.
  • Rental Rates: At or under submarket rental rates
 
Turn Key Multi-Family Requirements
  • Size: $100,000 to $5MM
  • Capitalization Rate: >7%
  • Unit Count: 3+ units
  • Occupancy Requirement: 90% Occupancy
  • Building Condition: Only cosmetic upgrades and/or appliance upgrades necessary.
  • Rental Rates: At or under submarket rental rates
